Provide our clients with a portfolio of labeled House Inspection Photographs depicting all defects and maintenance issues identified during the Building Inspection.
Provide expert advice to our clients to assist them in comprehending what major issues were found during the house inspection that require immediate rectification and what minor maintenance/defects were identified during the house inspection that can be rectified at their leisure and HOW MUCH WILL THESE PROBLEMS COST TO RECTIFY.
Safe Home Inspections are not here to convince you to not purchase the home you have chosen. We provide advice of the following matters:
Minor and major defects and advice on how best to address the defects and the likely costs incurred to rectify them.
- The presence of live subterranean Termites.
- Any previous infestation of subterranean Termites and associated risks.
- Areas of the dwelling that are conducive to Termite infestation.
- Any poor workmanship conducted at the dwelling.
- Potential maintenance issues.
We achieve this by:
Conducting a thorough Building Inspection and Termite Inspection on any residential dwelling in Melbourne as per the Australian Standards AS 4349.1 and 4349.3
Guaranteeing our valued client that our detailed and reader friendly building inspection report will be forwarded on the same day with fully labelled building inspection photographs.
Our house inspection report is not a "tick the box" type report.
The building inspector who carries out the house inspection completes the report, labels the photographs, liaises with the client and forwards the house inspection report - the report is not outsourced as it is impossible to do so due to our house inspection report format not being a "tick the box" type report. This guarantees a thorough detailed house inspection report completed by the inspector who has an intimate knowledge of the home.
- Pre-purchase inspection
We inspect the sub-floor space, the roof space, the interior of the building, the exterior of the building, the roof exterior, the property within 30 m of the building for any Major defects, Structural defects and Minor defects/Maintenance issues. - Timber pest inspection
We inspect for Termite Infestation, Termite damage, concealed entry points for termites, conducive conditions for termites, borer damage, timber fungal decay (rot) and advise re eradication or preventative treatments. - Sub floor Inspection
We enter the sub floor space to inspect for Rising damp, leaking drain pipes, overflowing sewer pipes, timber floor board fungal decay (rot), joists and bearer frame fungal decay (rot), rotten stumps and excessive moisture in sub floor soil. - Roof frame Inspection
We inspect the roof space for detached frame members, timber fungal decay (rot) poor or inadequate fixings of load bearing frame, roof leaks, insulation, termite presence or damage as well as borer damage.
